Living in Lancaster New City Cavite (UPDATED)

One major change and answered prayer for us last year is when we moved in to our house.  We moved in last December and that makes it a month now. There are a lot of controversies with Lancaster New City. The developer, ProFriends Inc.  has a lot of issues and I’m not going to deny that. Still thanking God that we’re able to move in.  But I’m not going to discuss about that for now. For today’s post, I’ll be sharing with you what it's like to live here in Lancaster New City, Cavite. Also, I'll show you some bits and pieces of our home details throughout the post. So let’s begin. 

Here's our dining area and where I stand is our kitchen

ENVIRONMENT
What I like most about our new place is the peaceful ambiance. Neighbors here are busy minding their own lives but friendly enough to greet you with a “Hi or Good Morning” with a smile. It’s quiet and peaceful and has a vibe of a private village and I like that.

SECURITY
This is also one of the things I like. Security guards are on 24/7 shift so you’re sure that they’re keeping you safe. They are also kind and strict in the right way. They have rules for visitors and are actually implementing it. When my relatives would come to visit us, they need to leave their driver’s license on the first guard house entrance. Then on the village gate, they wont ask for IDs anymore but you have to know the exact address where you are going and the owner as well. This might be an inconvenience to visitorss but I appreciate this because they are serious about security.

ELECTRICITY
Electricity is operated by Meralco. It’s easy to apply for a new line and your billing arrives on time. I have nothing much to say on electricity

WATER
This is something I don’t like about Lancaster. Water is operated by Southlink and the source is deep well. The water is not clean. It looks like it doesn’t went through any cleaning process;  it’s like having a fresh deep well water coming directly to your home. I’m not saying it really doesn’t went through a cleaning process (I have no proofs anyway), but to describe what it looks, that’s the words I find appropriate. To resolve, we purchase a 3 stage water filter system from Wilcon (also available at Ace Harware) and it costs us around PHP 12,000.00. The filter needs to be replace every 4 to 6 months and it would cost us around PHP 4,000 per replacement. There is a smaller version of the water filter that cost less but we decided to purchase  the big one because we have a baby in the house and we want to make sure we got a better filter. This is costly but we have no choice for now. I really hope and pray that NAWASA can provide water for  Lancaster village. But until now, there's no sign of this possibility.

CABLE PROVIDER
There is only one cable provider available and that is Cignal. As of now, they don’t offer postpaid plans. So you have no choice but to avail their prepaid service. Installation fee is PHP 4,700 you need to pay in cash. Monthly prepaid depends on your choice of subscription that range from PHP 299 to PHP 1299. We opt for PHP 650 a month.

Here's one of the room. Nothing special except that our lights has a dimmer. :-)


INTERNET (***UPDATED)
They said that Lancaster is exclusive to PLDT but ours now is Globe LTE. This is also a problem here. My internet subscription is Globe Lte Wireless because that is the only thing available in our area. PLDT Ultera is already congested when we try to apply for one. Though I’m subscribe to 5mbps plan, as per speedtest.net mine was below 1mbps. But I have no choice; I need internet for work so I deal with the slow connection. For the other village, they have PLDT Ultera and PLDT Fibr and the connection is okay according to them (but I’m not sure what okay means).Last time, I saw a PLDT man trying to survey our village and I inquired. They said they are planning to install PLDT Fibr. I hope this will really happen. I’ll keep you posted just in case. Update as of May 1, PLDT Fibr is now available in KS2 and KS3 and that's a very good news! Not only that, according to the comment posted in this blog, from a residence in MS, if you are currently subscribe to Globe, you can opt to apply for a PLDT line, cut your Globe lines and they will give 50% discount for a year. 

TRANSPORTATION
They have a shuttle that will bring you along Lancaster village. I don’t normally commute and we use our car as a means of transportation. But what I heard from neighbors is that there are only few shuttles that will bring you out of the village to the main road (Centennial Road). You will have to wait for about 15 to 30 minutes to catch a bus going out. Going in, from Kalayaan, they have free shuttle ride going to Lancaster Square; the terminal is located at the gas station next to Jollibee. Then from Lancaster Square, there is a shuttle terminal that will bring you to the village proper and the cost is PHP 8.00.

MARKET
There’s no wet market around. The nearest place to do marketing is in Lancaster square but they sell frozen meats and fish and vegetables. So what we normally do is we went to Imus every Saturday to do our marketing.  

Finally our Kitchen! This is actually a 'should be laundry area' but we make it our kitchen to have a proper dining area

    1. Hi Lerna! Sorry for a late reply. Danny made the house improvements. Here's his contact number 09165379122. Just a reminder, it took a while before he finished his construction in our house and you need to follow up regularly to ensure its progressing. He gave the cheapest quotation though.

    2. Hi ROM, I from MS1. We got our PLDT plan 1299. You can avail their promo if you drop your GLOBE, they will give 50% discount for 1 year so you just need to pay half of it every month.

    4. We were able to avail a bundle of PLDT Fibr, landline and Cignal in one billing statement. Very convenient and walang dish so less risk to be hit by lightning. Lol. From SS8 here

  4. Hi. An officemate of mine is selling his house. Nagrereklamo sya sa tubig. Sobrang labo raw ng tubig. As in makalawang daw. Kaya till now hindi pa sya nagmomove dyan. Im wondering paano po ang tubig dyan.

    2. Most of our neighbors use the same filter system. For the drinking water, we purchased purified water. The water is the most downside of living in Lancaster, I really hope they will do something about that.

  5. Another question. ipinaayos mo pa ang house mo after turn over s iyo? kasi ung sa officemate ko. ung hagdan bako bako. Tapos ung pader hindi maganda pagkakapalitada. Sabi nya un daw itsura ng bahay nya when it was turn over sa kanya at galit na galit sya... Im deciding to get his house kasi. Hoping for your reply.

    1. When the house was turnover to us the first time, ganun din. maraming hindi maganda, so we don't accept it until they it looks like the standard turnover unit as advertised. Then we renovate it to our liking.

Nakapag bigay na kami ng reservation para sa single detach sa brighton. as of now undecided padin ako. tinatanong ko ung agent sabi niya 2013 pa ung issue sa Lancaster at inayos naman na daw lahat ng issue. ok nb ang lancaster ngaun or di parin? may chance pa kaya makuha ko ung reservation ko? thanks!

Parang hindi po refundable Ang reservation kami yung cousin o naka pag full down payment na last 2014 d lang nila naayos sa bangko na approved sila kaya lang on wala yung mr nya now na gusto na nila ituloy transfer na daw ng lugar kasi naibenta na ng pro ftiends without notice to the ownwer they have a phone number to contack wala talaga kami natanggap now pwede daw transfervsith new actual price this year mag lalabas pa kami ng pera for processing and other fee how rude walng consideration na na stock ang pera ng cousin ko dun naiiyak tuloy sila anyone there who can suggest what to do

    1. We accept our unit last Oct.26.maayos na ang tubig,malinaw na..chinech o ung katabi naming unit na may tubig na ay malinaw at walang amoy..we are still in the process of connection,i hope maayos din gaya ng sa kabilang unit..

About the house structure are they strong built to standard to cope typhoons n earquake, just asking if you can spare ur time, thanking you!

    1. Hi Benito! Thank you for dropping by, I'm afraid I'm not familiar with THEA units. Water problem still the same, need to have 3 stage water filter. I can't vouch on heavy typhoon or earthquake proofing as we haven't experienced that yet ( and hopefully not experience it at all)

    2. Hi Benito! Regarding sa built ng house, it is meant to withstand upto magnitude 7 na lindol since buhos hindi lang poste at biga, buhos din ang mga walls dahil precast.

      About sa mga leaks, I recommend you bring this up sa Counselling or during inspection. Lalo dito sa Pinas kapag umulan e buhos talaga ng malakas.

    3. Hi if there is any problem/ issue to the unit you can go to administration, they will take care of it, wag Mo Lang patagalin , anyways they will going to tell you on the orientation everything about the unit...

      Thank you for dropping by. Apologies,I cannot remember how long it takes us to get water and electricity. When we received the keys for our unit we applied immediately for water and electricity but it took us a while to check the house again and when we do, the water and electricity are up already.

  20. Not a solution but we kunda have the same story.

    I transfered my investment from sophie to briana. The good: since we have money already invested in profriends everything is a whole lot cheaper. The bad: it may take a few more years to move in, but we're not in a hurry so thats okay with us.

    I have, of course, considered getting my investment back. If that's what you're thinking, take a look at Maceda Law.

    Globe sub ako since 2012 pero not serviceable yata yun KS15, not sure if hindi lang nila ma-locate or what. What phase kayo?

    I have read there had been floods there over the years, myself and my wife's are worried that if we buy a house, it would flood, Pro-friends say it's Flood free, but we have read that it isn't, Have you heard this as well, or even experience a flood while living there? Thanks

  32. Hi Ms. Rom! Ask ko lang po if yong water sa deep well talaga nakaconnect yong line ? Hindi ba nila mapapalinaw ang water system dun? Lapit na second inspection namin sa nakuha naming unit. About sa mga tulo, sabi sa counselling may ibibigay silang buwan na ichecheck kung may tulo ba pag rainy season na. Pano po nangyari na yong sainyo may tulo?

    And about sa tulo, nabanggit po sa counselling na magbibigay po sila ng period para macheck kung may tulo sa unit. Malapit na po kasi yong second inspection namin. Nung first inspection namin, dami kaming reklamo sa pagkakagawa kaya icheck pa namin sa second kung naayos nila.

    I'll be in Manila early January to purchase a house for my brother. I would like to know if there are any other fees to be paid on regular basis once you moved in. One other thing that concern me is reading an article about someone who purchase a house and lot at Lancaster but found out that she only own's the house and not the lot.
    I would really appreciate your honest information.

    1. Thank you for dropping by. Once you move in, monthly association due is mandatory. Its around 500-2,000 depending on you village.

      I’m not sure about not owning the land. In our case, we are already paying for the property tax ourselves so I guess its safe to say we own the house and lot. Hope this helps.

      May I ask a few questions?

      How is the Internet connection and speed ? I was told its drops connection a lot of the time.
      According to Pro-Friends Lancaster is Flood Free, have you seen or heard from others in the community of flooding?
      Being a westerner myself, is there other westerners there, As I give many nosebleeds when I chat to people lol

  37. Hi po I visit this blog every now and then kasi kumuha na rin ako ng unit dito sa Lancaster, isa sa mga main concerns ko for now is ung sinasabi niyo po about sa Water? As in hindi pa rin po ba nila naaayos?

    Tapos yung sinasabi ng lahat jusko lahat ata ng nabasa ko sinasabi about sa lancaster e ung baha. So ano ba totoo ba o myth lang ung sinasabi nilang sobrang bahain daw something like that, Im working in Bacoor so I really know kung ano ang baha. Dun sa may Panapaan, Niog at sa may Meadowood. Ganun ba?

  38. Hi Rom! Planning to give full DP on a unit in Lancaster. Primary choice ko because of Cavitex. Also I work for GT and natransfer na ata ng profriends ang ownership.

    Although, my engr. Who built our other house worked for profriends and according to her, I quote "Maganda ang idea and concept ng slabs. O yung buo na ipapatong ang dingding. It is very durable naman, pero hindi kasi magandang materials amd hindi maganda ang gawa sa lancaster kaya kapag umulan kahit dingding tumutulo - umaagos mismo ung ulan sa dingding."

    What can you say about this? Have you experienced this?

  40. I was a little bit concern sa structural design ng houses. Last visit, I noticed walang columns (poste) yung houses. I saw sa katabing under construction were just precast wall panels with interlocking corners. meron lang metal plate para I-welding yung connection ng dalawang wall.
